The Cheapest Repair Is the One You Do Early
By the time water appears on a ceiling, it has usually been entering the structure for months. Insulation is wet, timber has begun to move and the repair is no longer just a membrane job.
Regular inspection catches the things that actually start these failures: blocked outlets, lifting laps, perished sealant at penetrations, and ponding where falls have settled. None of them are expensive to fix while they are still small.
Maintenance also protects your warranty. Most membrane manufacturers require documented periodic inspection, and a neglected roof can leave a warranty claim unsupported when you need it.

How often should waterproofing be inspected?
For most roofs and decks, once a year is the sensible baseline, with an additional check after severe storms. Roofs with heavy tree cover, complex drainage or a green roof build-up benefit from twice-yearly attention because outlets block far more readily. Many membrane warranties also specify an inspection interval, and meeting it is what keeps the warranty enforceable.
What does maintenance actually prevent?
Almost every large waterproofing failure begins as something trivial — a blocked outlet that lets water pond, a lifted lap, sealant that has perished at a penetration. Left alone through a few seasons, that small defect saturates insulation, corrodes fixings and lets water into the structure. Maintenance is simply catching those while they are still a half-hour job.
How much does a maintenance visit cost?
It depends on the size of the roof, how it is accessed and what the visit includes. A straightforward inspection with drainage clearing and a written report is a modest cost, and it is a very small fraction of a membrane replacement. We quote a fixed price for the visit, and any repairs found are quoted separately so you decide what proceeds.
Do you offer ongoing maintenance agreements?
Yes. Scheduled agreements are the most common arrangement for strata buildings and commercial premises, because they remove the need for anyone to remember to book it. We attend at the agreed interval, report on condition and flag anything requiring attention. For owners corporations this also creates the documented maintenance history that supports both warranty and insurance positions.
Can maintenance extend the life of my membrane?
Substantially. The two things that shorten membrane life most are standing water and unrepaired minor damage, and both are exactly what maintenance addresses. Keeping drainage clear and attending to small defects can add years to a membrane that would otherwise fail early. Where a protective or reflective coating is appropriate, recoating at the right time extends it further again.
Will you inspect a roof you did not install?
Yes, and we do so regularly. We inspect roofs, balconies, podiums and basements installed by others, and we will tell you plainly what condition the system is in — including when it is sound and needs nothing beyond routine care. If a roof is genuinely near the end of its service life we will say so rather than sell maintenance that only defers the inevitable.
